Phase I Environmental Site Assessment of Commercial Property for Lebanon Citizens National Bank, Lebanon, Ohio
ERAtech Environmental, Inc. was contracted to conduct a Phase I environmental site assessment of a commercial property located in Lebanon, Ohio. The scope of work included an investigation of historical land uses, review of publicly available documents, and an on-site visual inspection of the property in accordance with the ASTM Standard.
ERAtech performed an on-site investigation of the former gas station property. A vacant building was located on the property, and the owner indicated that the underground storage tanks had been removed several years earlier. During the investigation, ERAtech's assessor noted the presence of abandoned aboveground storage tanks, stained soils, and other subsurface features that are considered recognized environmental conditions. In addition, a review of historical documents indicated long-term use of the subject property as a gasoline/ automotive service station. A review of site geology and uses of adjacent properties did not indicate environmental threats from nearby parcels.

Phase I Environmental Site Assessment of Commercial Property for Fifth Third Bank, Dayton, Ohio
ERAtech Environmental, Inc. was contracted to conduct a Phase I environmental site assessment of a commercial property located in Beavercreek, Ohio. The scope of work included an investigation of historical land uses, review of publicly available documents, and an on-site visual inspection of the property in accordance with the ASTM Standard.
ERAtech performed an on-site investigation of the 9.0-acre property, which is being used as an automobile and truck sales and service facility. ERAtech's personnel inspected the land and buildings, including the automobile paint shop and body shop located on the site. A review of historical documents indicated that the property has been developed for approximately ten years, before which it was agricultural land. ERAtech also investigated past and present uses of the adjoining properties, which included some sites with possible environmental contamination. ERAtech examined the area's geology to determine the potential of these sites to impact the subject property.

Phase I Environmental Site Assessment of Agricultural/ Residential Property for National City Bank, Dayton, Ohio
ERAtech Environmental, Inc. was contracted to conduct a Phase I environmental site assessment of a 111-acre site located in Clark County, Ohio. The property is mostly agricultural, with the exception of a mobile home park located on approximately one-third of the property. The scope of work included an investigation of historical land uses, review of publicly available documents, and an on-site visual inspection of the property in accordance with the ASTM Standard. The scope of work did not include an investigation of the individual mobile home structures on the property.
ERAtech performed an on-site investigation of the property including the agricultural areas, and water and wastewater facilities associated with the mobile home park. During the investigation, ERAtech noted several scattered solid waste piles including abandoned drums and tanks, and an area of stained soil near the maintenance garage. These were noted as recognized environmental conditions. As a result of this investigation, ERAtech is discussing the appropriateness of a Phase II investigation with the property owner.

Phase I Environmental Site Assessment of Agricultural Property in Clark County, Ohio
ERAtech Environmental, Inc. was contracted to conduct a Phase I environmental site assessment of a 198-acre farm located in Mad River Township, Clark County, Ohio. The scope of work included an investigation of historical land uses, review of publicly available documents, and an on-site visual inspection of the property in accordance with the ASTM Standard.
The subject property is mainly farmed fields, presently used for soybean and corn fields, but some livestock was observed on the property. Structures on the property include one farmhouse, two barns, three storage buildings, and a sty. ERAtech's review of historical documents indicated that the subject property and surrounding properties have been used for agricultural purposes as far back as can be determined. The visual on-site investigation indicated the presence of some Recognized Environmental Conditions in connection with the property, including improper containment of aboveground storage tanks and poor storage of petroleum containers. In addition, ERAtech's assessor noted the location of an assumed fill pipe, which indicated the probable presence of an underground storage tank (UST) system. The property owner was not aware of any UST's on the site. All the information collected regarding the subject property was summarized in the final report document.

Asbestos Sampling of Two Residential Commercial Buildings, Dayton, Ohio
ERAtech Environmental, Inc. was contracted to perform bulk asbestos sampling of suspected asbestos-containing material (ACM) in a 6,500 square-foot commercial building, and a small adjacent residence. The inspection was requested by the property owner to provide him with due diligence in complying with OSHA standards, and to enable him to inform employees about the presence and location of ACM. The scope of work included determination of sample locations, collection and analysis of samples, and preparation of reports detailing the findings of the inspection.
ERAtech personnel conducted an asbestos inspection of the two properties. First, a complete walk-through of the two buildings was conducted to identify areas of suspected ACM. Samples were then collected from various locations throughout the structure. After receiving the analysis results from the laboratory, ERAtech prepared a report detailing which areas sampled contained asbestos, the dangers associated with the ACM, and the required actions of the building owner to comply with current regulations.

Asbestos Inspection of Building Located in Piqua, Ohio
ERAtech Environmental, Inc. was contracted to perform a visual inspection and sampling of suspected asbestos-containing material (ACM) in a commercial building. The scope of services included conducting a complete walk-through of the area to determine areas of suspected ACM for sampling, collection and analysis of required samples, and documentation of the findings of the inspection.
Upon visual inspection of the building, ERAtech determined only one area of ceiling tile contained suspected ACM. One sample was collected from the area, and analyzed by a qualified laboratory. Upon evaluation of the results, ERAtech determined that the tile did not contain asbestos-containing materials.
